The plot and its planning context
ZugMap is the canton’s public map service. The cantonal PLR cadastre adds information on public-law restrictions on landownership. Steinhausen’s municipal website publishes its building regulations and zoning maps. A general building-zone map or the plot area alone does not establish a particular development potential.
An apartment is also part of a building
An apartment is assessed as an individual property, not as the entire plot beneath the apartment building. Describe its layout, floor level, balcony or terrace and interior finish. Where available, documents about shared building works and the renovation fund help explain the condition of the building as a whole.
Additional details for a house or land
For a house, renovations and the use of outdoor space are useful. For land, the focus is on the plot, access to infrastructure and the applicable planning documents. Official records provide the starting point; a personal visit adds details that registers do not show. Have any available plans and supporting records ready for your conversation.
Official sources to prepare your enquiry
These sources describe the location and property records. They do not calculate an individual market value.
Frequently asked questions
When will I hear back?
An expert contacts you within 24 hours of your enquiry. Your first conversation covers the scope, any costs and next steps. The written market value assessment generally follows within a few days of the visit.
Do I have to sell afterwards?
No. Your enquiry is non-binding and does not commit you to selling. You can also indicate that you are considering a purchase and would like the asking price reviewed.
Is the information on the map enough for a valuation?
The map and register records describe the plot and building. They do not replace a review of the property’s condition and available market information. If you need a formal appraisal, mention its intended use in your first conversation.
