Where do the parcel and building data come from?

From the official geoservices of the Swiss Confederation: address search and maps from swisstopo, parcels from the official cadastral survey and building data from the Federal Register of Buildings and Dwellings (GWR).

How do I get my house valued in Switzerland?

You enter the address of your property, confirm the parcel on the map and add living space, year of construction and finishing standard. A property expert from Suisse Homes CH GmbH contacts you within 24 hours, visits the property on site and then produces a written valuation report with a market value range. Expect a few days between the form and the report.

Is this an official market value appraisal?

You receive a market value assessment: the price range realistically achievable in a sale, determined by a local expert after a viewing. It is not an officially usable appraisal of the kind courts, tax authorities or banks require for inheritance division, divorce or financing. Mention it during the first conversation if you need such an appraisal – your expert will tell you what is appropriate in your case.

Market value, tax value, insured value: what is the difference?

The market value is the price achievable today; that is what we assess. The official or tax value is set by the canton for taxation and is usually well below it. The insured value corresponds to the cost of rebuilding the property and has nothing to do with the sale price. For a sale or a purchase, only the market value matters.

What documents do I need for a property valuation?

The address is enough for the request. Parcel number, E-GRID, land area, year of construction and number of dwellings are taken automatically from the official cadastral survey and the Federal Register of Buildings and Dwellings. For the viewing, floor plans, a land register extract and records of renovations are helpful but not required.

How long does a property valuation stay current?

As a rule six to twelve months. If mortgage rates, demand or the property itself change through renovation, conversion or a new use, an update is worthwhile. Get in touch if your valuation is older – we will tell you whether an update makes sense in your case.

I want to buy rather than sell. Can I have an asking price checked?

Yes. Select “I would like to buy this property” in the form. You receive the same assessment an owner would, simply from your perspective: is the asking price in line with what comparable properties achieve in that location. This is particularly useful before making an offer or before talking to your bank.
