Keep the legend and creation date when sharing a map or a screenshot, so another reader can understand what the image represents.
Identify the part of the plot affected
The cantonal PLR enquiry displays restrictions by parcel, their share of the area and a PDF compilation. Examples include land-use planning, groundwater protection and building lines. When preparing the file, identify which part is affected. A small coloured area establishes neither a uniform loss of value nor unrestricted use of the rest of the land. Record the specific entry and ask the responsible office to clarify its implications where needed.
Match the documents to your intentions
For alterations to a house, prepare the existing plans, a short project description and any permissions or advice already available. For an apartment, identify the condominium unit, ancillary rooms and records concerning proposed shared works. For land, flag infrastructure and access questions. In the file, distinguish documented information from things you have only been told. How should I read a restriction covering only part of the plot?
Record its subject and location. The percentage of land affected does not by itself explain the consequences for a particular use or alteration. The associated documents and, where necessary, clarification from the responsible office are needed.
Is an extract for the neighbouring parcel enough?
No. Even adjacent plots can differ in boundaries, use and applicable documents. Use your own parcel and identify the actual apartment or building as well. A comparison with nearby property does not replace this identification.
What does a valuation cost and how is a visit arranged?
