Personal property valuation

Property valuation in the canton of Basel-Stadt

For property in Basel-Stadt, distinguish the plot, the building and the actual unit to be valued. With an apartment, a plan of the entire plot does not yet describe your ownership unit. Suisse Homes coordinates enquiries from Steinhausen. Explain the purpose of the assessment so the documents, scope of work and arrangements for a visit match the decision you are preparing.

Request a valuation

Prepare a clear situation plan using MapBS

MapBS includes printing and property-information tools. The cantonal guide explains how to obtain situation plans and PLR extracts with Annex A. Start with the precise address and check the selected map extent. Save a view that makes the building and nearby access routes understandable. Separately identify whether a cellar, outbuilding or parking space belongs to the enquiry; these allocations should not be guessed from a map image alone.

Distinguish a download from a certified document

The canton distinguishes self-downloaded, uncertified situation plans from certified plans ordered separately. Existing documents can help with an initial conversation. If a bank, authority or another recipient requires particular evidence, explain those requirements in advance. Avoid ordering chargeable documents merely as a precaution while their purpose is unclear. A market value assessment and documentation required for a formal procedure should be clearly distinguished in the scope of the commission.

Describe the unit and its shared building context

For an apartment, collect the floor plan, floor level, outdoor areas and available records identifying ancillary rooms. Add recent information you have about common renovations and the renovation fund. For a house, dated records of work and known defects help complete the file. State whether areas come from plans, a sales brochure or your own measurements. An uncertain figure should remain a question to check, rather than being repeated as an apparently exact measurement.

Official sources to prepare your enquiry

These sources describe the location and property records. They do not calculate an individual market value.

Frequently asked questions

Is a MapBS printout automatically certified?

No. The cantonal guide distinguishes a self-generated download from a certified situation plan ordered separately. Check the recipient’s requirements first. For your initial enquiry, you can begin by describing documents already available.

What should I add for a condominium apartment?

Identify the apartment and its allocated ancillary areas. Explain known shared works and the available records. The plot underneath the building should not be treated as equivalent to the area or value of your individual apartment.

What does a valuation cost and how is a visit arranged?

Your enquiry is non-binding and does not commit you to selling. The first conversation covers your purpose, the scope of the service, any fees and arrangements for a visit. Explain any deadline or particular intended use before commissioning a service.
