Match the municipality, address and parcel
Locate the property in the cantonal GeoViewer. Compare the municipality, address and boundaries with the records you hold. If several buildings or neighbouring plots appear, identify exactly which ones your enquiry includes. Save a readable extract showing the topic consulted. Accidentally including neighbouring land would change the starting point of the assessment before the building itself is considered.
Read the legend for the selected topic
The canton publishes separate legends for cadastral surveying, municipal land-use planning and natural-hazard mapping. Use the legend belonging to the displayed theme. Read underlying land use separately from additional markings; similar colours on different maps do not establish comparable conditions. Write down unresolved questions about permitted use and take them to the responsible authority before treating an extension as feasible.
Turn map information into inspection questions
A natural-hazard layer does not describe the actual construction condition of an individual house. To prepare a visit, list questions about the basement, observed moisture, drainage and previous works. Separate your observations from documented remedial measures. Do not infer a repair budget from a map colour. Dated photographs with brief explanations make it easier to understand what was observed and when.
Assemble a building dossier that can be checked
Useful records include floor plans, clearly defined areas, renovation invoices and information about heating and the building envelope. For an apartment, add records of work on shared parts. Flag missing documents. Suisse Homes coordinates the enquiry through Steinhausen; the service, any costs and visit arrangements are discussed at the first meeting. Explain whether your decision concerns a sale, a purchase or another purpose.
Official sources to prepare your enquiry
These sources describe the location and property records. They do not calculate an individual market value.
Frequently asked questions
Can I compare different map themes directly?
Only with their respective legends and topic names. The same colour can mean different things in different maps.
Does a hazard map replace a property inspection?
No. It helps identify questions for further checks, but does not establish the individual building’s condition or the cost of possible works.
Which area should I give in my enquiry?
Copy available figures with their labels and sources. List land area, building footprint and living area separately rather than combining them.
