Keep the plan extract with the corresponding documents. Separate questions about present use from those about a possible project. A proposed conversion should not be described as an established feature of the property before its feasibility has been clarified.
Describe terrain and access clearly
The desktop version includes tools for measurements and terrain profiles. Use them to prepare specific questions about access, changes in level and the position of outbuildings. Add access photographs and available plans instead of treating a screen measurement as technical evidence. For shared paths, existing agreements or land register documents are also useful. Make a note of any issues that should be examined during a visit.
Separate uses and maintenance in the file
For a house, list living accommodation, ancillary rooms and other building sections separately, with renovation records. For an apartment, add the allocation plan, shared costs and approved works. For land, describe utility connections and current use. If several parcels are to be sold together, list each one individually. Different areas and uses should not be combined into one total whose meaning is unclear.
