Compare the data date with present conditions

An older aerial image can help explain the surroundings, but it does not document subsequent interior alterations. Prepare a short chronology covering purchase records, completed work, available plans and current use. Flag documents whose date or definition of floor area is unclear to you.

Match the file to the property type

For a house, collect floor plans, heating details and invoices for the roof, windows or other substantial works. For an apartment, add the allocation plan, outdoor spaces and records of shared renovations. For land, prepare planning documents and information about access and utility connections. If alterations are proposed, separate the existing condition from the planned version. Supply conflicting area figures with their sources instead of silently making them consistent.

Does an aerial image prove that alterations are complete?

No. Use current plans, recent photographs and available completion records, and state when the work finished. An exterior image does not show the entire internal condition or the exact layout and use of the rooms.

What if two documents disagree?

Keep both versions and identify their dates, sources and the spaces involved. Describe the discrepancy in your enquiry. An explicit clarification is more useful than an estimated correction that cannot later be traced to its source.
