Consult the Catasto RDPP
The cantonal Catasto RDPP provides access to public-law restrictions on property. Searches accept an address, property or coordinates, and the official service can generate a PDF extract. Check the selected property before saving it. Keep the extract with the other land records and flag entries that need explanation. The map provides information about the parcel; it does not supply an individual market price.
Preserve the terms used in original records
Where a document refers to a fondo, copy its full description and number. Add a clear explanation without renaming identifiers or area categories. For a house, list floors, occupied rooms, cellars and other building parts separately. For renovations, describe present conditions separately from proposed work. Dated photographs and plans help match the information, particularly where older documents show a different internal layout.
Prepare the evidence for the property type
For an apartment, gather the allocation plan, floor, outdoor spaces, parking and records of shared works. Add recent accounts and information about any renovation fund. For undeveloped land, prepare planning documents, utility connections and access information. For rented spaces, include existing rental records. Always distinguish improvements already completed from ideas whose technical or planning conditions still need to be clarified.
Your enquiry with Suisse Homes
Our central contact in Steinhausen handles your enquiry. The first discussion covers the purpose of the valuation, available documents, the scope and terms of the service, and arrangements for a visit. Please also share your timetable. If a bank, authority or formal proceeding requires a particular type of report, its requirements need to be clarified first.
Official sources to prepare your enquiry
These sources describe the location and property records. They do not calculate an individual market value.
Frequently asked questions
Must Italian documents be translated before enquiring?
You can provide the originals for the first enquiry and flag unfamiliar terms. Whether a translation or particular document format is needed depends on the purpose of the file and will be discussed. Preserve the original numbers and area descriptions.
How should I describe a building needing renovation?
Document its present condition with photographs, available plans and known defects. Separate completed work from future projects. Existing quotations can support the discussion, but do not establish that a proposed alteration has already been completed or approved.
How much does a property valuation cost?
Your enquiry is non-binding. The services and any fees are explained during the first discussion, before you decide. An enquiry does not oblige you to sell. Please mention any specific requirements for the report at the outset.
