Property valuation in the canton of Vaud

For a valuation in the canton of Vaud, start with a precise address and the available land records. A locality, postal address and municipality should not be treated as identical without checking. Organise the file so that land, building and apartment remain clearly identifiable even where several numbering systems appear in the documents.

Use the correct search combination

The cantonal map supports a municipality and parcel number search. Other options include the address, EGID, or municipality and ECA number. For each result, note the type of object the number identifies. Check the map extract against your plans. This helps avoid passing on a building or insurance reference as a parcel number or accidentally including records for a neighbouring property.

Recognise provisional mapping

The canton distinguishes official parcel mapping from simplified provisional mapping in certain areas. The latter does not replace official graphical plans. Check the legend and source before using boundaries or areas for a project. Keep available survey documents and flag differences from the map. A precise enquiry about an uncertain boundary is more useful than drawing a supposedly exact line over a screenshot.

Match the evidence to a house, apartment or plot

For a house, prepare documented living areas, floor plans and records of completed renovations. For an apartment, add the allocation plan, floor, outdoor spaces and recent condominium documents. For land, collect planning, access and utility connection information. In each case, state which measurements come from plans and which have only been estimated. Also mention approved communal works where the property forms part of a condominium.

Why is the parcel number alone insufficient?

In Vaud, a parcel is identified by its number and municipality. Use the municipality recorded in the land documents. If the search does not match, check spelling and object type instead of selecting a result that merely looks similar.

Can I use a map measurement as the living area?

Use available plans and their stated area definition. A drawn measurement represents only the polygon selected. Describe the land, living accommodation, balcony and ancillary spaces separately, and flag any uncertainties for the discussion.
