Use focused themes in the SITG map
Open the interactive SITG map and locate the address. Select the relevant cadastral and planning themes, then read their legends. Layers can be selected and reordered. Record which data you used and save a map extract. This gives a specific reference for later questions, without treating several overlapping colours as a single fact that has already been checked.
Separate the parcel from the building
SITG documentation distinguishes EGRID, the property identifier, from EGID, the building identifier. Record available identifiers alongside the address; a street number is not a parcel number. For an apartment, add the unit plan, floor, ownership share and documents covering the cellar or parking space. For a house, compare existing floor plans with present use. A parcel map does not fully describe an individual home.
Prepare shared and private expenditure separately
For a condominium, gather the latest accounts, budget, meeting minutes and renovation decisions. Separate private improvements from work on the façade, roof or communal heating. For land, prepare planning documents, information about servicing and questions for the municipality. If any space is rented, provide the lease and describe its actual use. This makes it easier to identify assumptions that still require confirmation.

Is the parcel area enough for an apartment valuation?
No. Provide documents for the specific unit, distinguishing living area, outdoor space, the cellar and parking. The total area of the land does not represent the living area of your condominium.
Which SITG identifiers are useful?
If available, provide the parcel’s EGRID and the building’s EGID as recorded in your documents. A precise address and a clear description of the unit also help prepare the first discussion.
How much does a property valuation cost?
